Resale prices of private homes up 0.3% in April: Property index
Prices of homes in the central region, excluding small units, went up 0.4 per cent from the previous month, according to flash estimates from the Singapore Residential Price Index.

SINGAPORE: Resale prices of private homes rose in April, according to flash estimates from the Singapore Residential Price Index (SRPI) released on Monday (May 30).

The SRPI, compiled by the National University of Singapore's Institute of Real Estate Studies, showed overall prices rose 0.3 per cent in April from the previous month. It had slid 1.1 per cent month-on-month in March.

Prices of homes in the central region, excluding small units went up 0.4 per cent from the previous month. In the non-central region, prices of homes, excluding small units, rose 0.2 per cent.

Prices of small units, which have a floor area of 506sqf or below, inched up 0.2 per cent in April compared to the previous month.

SINGAPORE: An equity-based and lending crowdfunding platform on Monday (Mar 21) commenced operations in Singapore, following its receipt of a Capital Markets Services licence from the Monetary Authority of Singapore (MAS).

FundedHere said it will connect start-ups in Southeast Asia and China with accredited investors in Singapore, with investment amounts starting from S$5,000.

Under Singapore law, accredited investors must have at least S$2 million in net personal assets, excluding the primary residence. Alternatively, they must have an annual income of at least S$300,000.

FundedHere said it has reviewed more than 100 start-ups, mostly from Singapore. Of these, about 10 have the potential to be crowdfunded. It also hopes to register at least 1,000 accredited investors by the end of this year.

Crowdfunding is a multi-billion dollar industry in the West. The concept has also taken off in Asia, although most platforms in the region tend to be reward-based, whereby donors receive a gift or a prototype in exchange for donations.

Revision of the Home Loan Board Rate – Singapore Residential Financing Rate (SRFR)


Please be informed that the SRFR will be revised from 3.75% p.a. to 4.00% p.a. with effect from 18 February 2016.

Since the introduction of the Singapore Residential Financing Rate (SRFR) in 2007, this is the first time a revision will be made. The revision is undertaken after much consideration and in view of the prevailing market conditions.
Your loan interest rate and monthly instalment will be affected by this SRFR revision if your  loan interest rate is pegged:
  1. at SRFR OR
  2. below the SRFR (for example, SRFR less 1.10% per annum) OR
  3. above the SRFR (for example, SRFR plus 0.50% per annum)

How much will your monthly instalment be revised?
Your monthly instalment will increase as a result of this SRFR revision. The increase in monthly instalment amount is estimated at S$12 for every S$100,000 loan.
However, your monthly instalment will not be revised immediately, we will write to you in March 2016 to inform you of your revised monthly instalment which will commence from April 2016.

Using CPF funds to service your monthly instalment?
For private property
If you are using your CPF funds (partially or fully) to service your monthly instalment, you may submit your application for revision :
  1. with your SingPass online via CPF Board website.
  2. using the CPF form 4B : “Application to Use CPF savings to Repay Housing Loan for Private Property (PPS Form 4B)”, which can be located on CPF Board website.
You may wish to note the processing period required by CPF Board for effecting such revisions, as any shortfall in the amount received by the bank through CPF Board will be debited from your designated Maybank loan servicing deposit account.
For HDB property
If you have previously submitted the “Letter of Authorisation” to the bank, any revision to your monthly instalment will be automatically updated with the CPF Board hence no further action is required on your part.
If you have not submitted the “Letter of Authorisation” previously and you are using your CPF funds (partially or fully) to service your monthly instalment, you may submit your application for revision :

SINGAPORE: Demand for four- and five-room flats at Bidadari estate near Toa Payoh has already exceeded supply, just a day after HDB launched its biggest-ever sale of new units on Tuesday (Nov 17).

Of the more than 12,400 flats on sale, more than 2,140 are at Bidadari. They range from two-room flexi to five-room units.

According to data on HDB's website, the five-room units at Bidadari are already more than six times subscribed as of 8.15pm on Wednesday. A total of 948 applications for the 151 five-room units available have been registered.

Considering just second-timer applicants alone, the subscription rate stands at more than 45 times, as there are only 151 five-room units open for application.

Applications for four-room units totalled 1,537, above the 1,229 on offer.

Prices for the Bidadari new flats are higher than those for BTO units in non-mature estates.

Demand for three-room flats was more subdued, with 183 applications for 567 available units.

An analyst Channel NewsAsia spoke with anticipates strong demand for the units at Bidadari. "It has access to various amenities, and is nearby two MRT stations - Potong Pasir and Woodleigh MRT, so definitely it will command a premium in pricing. So as such, because there are not many launches, BTO flats in mature estates, I will expect demand to be good for the Bidadari flats, even despite its sort of premium pricing," said OrangeTee manager for Research and Consultancy Wong Xian Yang.

Applications for HDB's latest round of BTO and balance flats are open till 11.59 pm on Nov 26, and interested parties can apply online any time before then.

Successful applicants will be determined by a computer ballot and not on a first-come-first-served basis.

Private home sales jump 60.1% in October

Property developers sold 546 new private residential units last month, up from the 341 units sold in September, according to data released by the Urban Redevelopment Authority.

SINGAPORE: Sales of new private homes jumped 60.1 per cent last month.

Excluding executive condominiums (ECs), developers of private homes sold 546 units in October, up from the 341 units sold in September, data from the Urban Redevelopment Authority (URA) showed on Monday (Nov 16).

The rise in sales came as developers launched 434 units last month, an 11 per cent increase from the 391 units launched the previous month.

When ECs are included, developer sales rose to 822 units last month compared with 629 units in September.

However, the number of ECs sold was 4 per cent fewer than the previous month, at 276 units. This was in line with the drop in launches, which was 505 units in October, compared with 525 units in September.

The Criterion was the only EC launched last month, which sold 41 out of its 505 units at a median price of S$805 per square foot.

 游子方伟杰曾四处租房居无定所,母亲砸积蓄买下大巴窑公寓,助儿子将来结婚娶老婆!

方伟杰10多年前从上海来到新加坡求学,住过很多地方,从丹戎加东搬到维拉三美路、红山、旧合乐路和惹兰红山皆是跟别人租房子,直至两年前,才在大巴窑买下自己的安乐窝。当时,方伟杰已入行赚到钱,跟妈妈合资买房,不过,母亲出了大部分,砸下大笔积蓄,两母子才终于在本地有属于自己的家。

母为他结婚‘铺路’

25岁的他笑说:“我妈妈把这个房子买下来,是为了给我结婚用的!”他解释,身为一个男人,结婚的时候要有经济上的安全感。“不管是新加坡,还是中国上海,买屋子其实是非常重要的事情,这间屋子我跟我妈买下来之后,我觉得可以,省下我10年的时间去拼搏。新加坡的房子很贵,省了很多事情。”

他认为,如果没有这间房子当“经济基础”,日后房价再涨,到时就不知道自己有没有能力买房子。“已经有这个房子,以后可以花下一个10年去买第二个房子,然后把第一个租出去,不知道以后发生什么事情,可能以后没有赚到这么多钱,也至少,在新加坡有自己的房子。”

房东欠钱屋被封 累他麦当劳当‘家’

方伟杰在理工学院就读时,住在红山。当时,房东拖欠相关单位的钱,屋子被封,因为不想麻烦友人,最后流连全岛各地,把麦当劳快餐店当成“家”。

试过无家可归的他说:“我觉得,有钱有车没什么,更重要是有一个家,有一个避风港,这个是很重要的。”

他和母亲是新加坡永久居民,日后希望在本地长住。“我来新加坡10多年了,有一个家非常温馨,从小到大一直在外面租房子,搬来搬去,没有一个归属感,现在有了家有了归属感。”并多次强调:“有家才是最重要的。”

最爱家里的阳台

他喜欢住家附近的环境,交通方便,四通八达,也靠近电视台。

说到此处,他失笑说:“但,(电视台)马上要搬了!本来想说,公司那么靠近我们就买这个地方,买下来之后,却要搬了,哈哈。”

家里方面,因住在20多层楼高,他最爱的是家里的阳台,可以登高望远、有风景。至于自己的房间,他先用了“简陋”再用了“麻雀虽小五脏俱全”形容。他说:“我以前和妈妈在新加坡是睡上下铺的,我妈睡下面我睡上面,这次不一样,我们一人有一间房,很开心。”

不过,他的衣服、鞋子多,房间不够位放,已经“侵入”母亲的房间,常被母亲念“你的衣服已经多到堆成山了,可以不要这样吗,你不要穿的就拿出来就捐给人家”,并笑说,衣服和鞋子的数量比母亲多五倍。

方伟杰之所以会自创服饰品牌“First Attempt”,也跟这个大巴窑的家有关。

一年多前,他邀好兄弟到家里看红魔曼联的球赛,“我们一边看球赛,一边聊衣服,点子很多,然后品牌就出来了,第二天就落实了。”

家中最特别摆设 舅舅‘女娲补天’

说到家里最特别的摆设,他说是住在上海的舅舅送的《女娲补天》画。

“只用了钢笔画的,舅舅从小就很会画画,可是他不是画家,当了医生。妈妈很喜欢,在上海跟舅舅要回来的。”

除此之外,另一个重要的“摆设”就是“红星大奖”的“最佳新人”和“十大最受欢迎男艺人”奖座。

两个奖座目前放在进出家门都看得到的地方,如未来拿到更多的奖座,才会买一个玻璃柜把奖座放进去。

SINGAPORE: The Housing and Development Board (HDB) has said it is looking for a replacement contractor for the McNair Towers Build-to-Order (BTO) project, after the contractor ran into financial issues.

Construction of the 861-unit public housing development at McNair Road has halted since October, said HDB in response to queries from Channel 8 News on Wednesday (Nov 4). The halt came after the contractor, Sembawang Engineers and Constructors, was found to be facing issues in the work process, said HDB, adding that the board had tried to help, but the progress was still “unsatisfactory”.

Thus, HDB said it decided to terminate Sembawang Engineers and Constructors’ services and seek a replacement. Although HDB said it is still looking for a contractor for McNair Towers, it stressed that the project is set to be completed on time - in the fourth quarter of 2016.

Sembawang Engineers and Constructors was awarded the tender for the project in November 2012, said HDB. McNair Towers is the only public housing project which the firm is in charge of, said HDB.

Over the past three years, HDB has terminated the services of contractors on several occasions after the firms went bankrupt, said the board. However, this has not caused delay in construction progress for its projects, HDB added.

McNair Towers was launched for sale in May 2012 and it comprises four blocks of residential units.

SINGAPORE: The resale prices of Housing and Development Board (HDB) flats were unchanged month-on-month in October, the Singapore Real Estate Exchange (SRX Property) said on Thursday (Nov 5).

The resale prices for 3-room flats and Executive flats rose by 0.7 and 0.9 per cent, respectively, while the resale prices for 4- and 5-room flats fell 0.8 and 0.1 per cent, respectively.

Overall, prices have declined 2.6 per cent from the same period a year ago and 11.7 per cent from the peak in April 2013, SRX Property said.

A total of 1,745 HDB resale flats were sold last month, a 16 per cent rise from the 1,504 transacted units the previous month. Compared with a year ago, resale volume was up 12.4 per cent, SRX Property said.

The overall median Transaction Over X-Value (TOX), which measures whether people are overpaying or underpaying SRX Property’s estimated market value, was S$1,000 last month.

For HDB towns with more than 10 resale transactions, Bishan reported the highest median TOX of S$15,000, followed by Queenstown with S$7,000. The lowest median TOX were in Central Area and Hougang, at negative S$17,000 and negative S$5,500, respectively.

SINGAPORE - A four-room resale flat at The Pinnacle@Duxton in Tanjong Pagar was recently sold for a record-breaking amount of $990,000, according to Shin Min Daily News.

The evening daily reported that the 93 sq metre unit, which is located on the 43rd to 45th storey, was sold in September.

This is the most expensive four-room HDB flat sold to date. According to Shin Min Daily News, a total of 20 four-room units were sold this year, with five units being sold for $950,000.

Despite property cooling measures, a total of seven five-room units were sold this year for at least $1 million per unit.

Head of investment sales at PropNex Realty, Mr Charles Chua, said that it is only a matter of time before four-room flats at the Pinnacle@Duxton are sold for $1 million.

"Pinnacle@Duxton flats are benchmarked against private property prices, not public housing. If a buyer has a budget of $1 million, instead of buying a private property in Pasir Ris, he might find a unit near the city to be more attractive," said Mr Chua.

The most expensive Pinnacle@Duxton unit sold this year was a five-room flat which went for a record $1.06 million in April.

Transactions at The Pinnacle@Duxton have set new records this year after the first batch of owners fulfilled the five-year minimum occupation period in December last year and were allowed to sell their flats.

According to The Straits Times, at the project's launch in 2004, new four-room flats were priced from $289,200 to $380,900, and five-room flats were from $345,100 to $439,400.

Whom do Asia’s wealthiest trust?

Asia is experiencing unprecedented growth, and Asian businesses are riding this rising tide of wealth. But it seems that high net-worth Asian business owners still prefer to run to their family members for business counsel, sidelining lawyers, accountants, and private bankers in the process.

According to Standard Chartered and Campden Wealth Research’s report, most high net-worth individuals in Asia prefer to follow financial advice from their family members, while accountants come in second and advice from lawyers come in third.

Next in line are private bank advisors, independent asset managers, investment bankers, family offices and commercial bankers.

“Total trust, some participants explained, is reserved only for those individuals closest to the business--namely, family and long-time colleagues,” the report noted.

The role of family businesses in the development of the private sector across Asia is equally important. Family businesses account for 32% of the total stock market capitalisation of the regionand 34% of its gdp.

“[T]his is a crucial stage of the business and family members are more likely than external advisors to care about and nurture the business. Our commercial profts put the food on our table and provide for our wants and needs, so we are [invested] in sustaining it. . .” said one respondent.

Family businesses are also important players in growing international and inter-regional trade, and in assisting regional economic development through exports. On average, international sales represent up to 36%per cent of the total sales for family businesses in Asia, compared to 8 per cent in North America.

转售组屋卖价 20%低过估价

去年12月有20.2%的转售组屋成交价低过估价,其中7宗甚至以低过估价4万元或以上的价格成交。

新加坡房地产联合交易网(SRX)今早公布最新数据,指出转售组屋市场继续走软,去年12月共有141宗负溢价(成交价低过估价)交易,占所有交易的20.2%。

SRX首席技术官李俊旸说,这个比例是2009年4月全球金融危机以来最高的,当时的比例是26.1%。

The National Development Ministry is looking at imposing a cap on the percentage of foreigners in HDB flats. This was the result of feedback from residents.

Khoo Swee Yong, CEO of Century 21, said: "Within the last six years, we actually had 30,000 additional flats across the island that were given permission for whole-flat subletting.

"45,000 flats as a total proportion of the HDB stocks in Singapore of over 900,000 is just about five per cent. How that five per cent of HDB flats that are allowed to be sublet could congregate into certain blocks of HDB flats that may have up to, as minister (Khaw Boon Wan) said, 18 per cent foreigners living in those blocks."

National Development Minister Khaw Boon Wan had written about the cap in a blog post on Friday.

Analysts said the restriction will affect companies that hire expats, as HDB flats are a more affordable housing option for foreigners as compared to private housing.

Lee Bee Wah, GPC chair for national development and environment, said: “We need to have this cap perhaps while MND is working out the details. The cap can be based on block level and then neighbourhood level. This is to spread out the foreigners from congregating and forming that enclave."

SINGAPORE: Resale prices of private homes slipped 0.4 per cent in June from May, the second straight month of declines.

In May, resale home prices edged 0.2 per cent lower from a month earlier.

The price dip in June was largely due to price falls in the central region and small units, according to the latest Singapore Residential Price Index (SRPI) flash estimates published by the National University of Singapore's Institute of Real Estate Studies on Monday.

Prices of private homes within the central region fell by 1.5 per cent in June, reversing the gains it recorded in May.

Meanwhile the price of small units, defined as 506 square feet or less, continued their month-on-month decline, falling 1 per cent in June, after May's 1.3 per cent decline.

In contrast, prices of resale homes in the non-central region rose 0.5 per cent, up from May's 1.5 per cent drop.

Nicholas Mak, the executive director for research and consultancy at SLP International Property Consultants, noted that the price index for shoebox apartments peaked in April and was slowly retreating as investors grew more cautious about investment potential.

He also added that in the first half of 2013, the SRPI varied between a narrow range of 158.2 and 163.0, which suggested that private resale prices may be hitting a plateau.

Recent quarterly figures from the Urban Redevelopment Authority (URA) showed a slight increase in prices for private homes.

According to the URA, prices for private residential properties rose 1 per cent in the second quarter of 2013, higher than the previous quarter's 0.6 per cent growth.

BEIJING: China's yawning divide between rich and poor does not need to be tackled, the country's richest person said Wednesday -- as long as everyone can become wealthy.

"We don't need to solve the problem of the rich-poor gap, we need to solve the problem of common prosperity," said Zong Qinghou, whose family fortune is estimated at $12.6 billion.

Zong, founder of a huge soft-drinks conglomerate which has branched out into baby milk and children's clothing, said that "rich people should help everyone to become prosperous".

"If everyone is wealthy, society will be harmonious, and more comfortable," the 67-year old entrepreneur told reporters in Beijing at an event to mark the launch of a series of high-end shopping malls.

Zong only went into business in his 40s, selling fizzy drinks to children and reportedly being so short of cash that he slept under a bridge in Beijing because he could not afford a hotel.

But the company he launched, Wahaha, whose name means "Laughing Child" in Chinese, went on to become China's third largest soft drinks company, according to Euromonitor International.

Zong's fortune, as estimated by China-based luxury magazine publisher the Hurun Report, makes him the richest person in China and one of the wealthiest in Asia.

China's rich have become targets for public resentment as the gap between the country's richest and poorest grew following market reforms beginning in the late 1970s.

China's Gini coefficient, a measure of inequality with 0 representing total equality and 1 representing total inequality, stood at 0.47 in 2012, according to government statistics. That would put it close to the US, which had an index figure of 0.56 in 2009, according to the World Bank.

But a study last year by the Survey and Research Center for China Household Finance, a government-backed research group, said the figure was 0.61 in 2010. That would put China at the top of a list of 16 countries issued by the World Bank.

Nonetheless, Zong warned: "If we had egalitarianism... we wouldn't have enough to eat."

财富不断增加,促使中国人对奢侈品趋之若鹜。

全球管理咨询公司麦肯锡的调查显示,到了2015年,中国将占全球奢侈品市场的三分之一,相当于1千750亿美元。

中国人购买的奢侈品包括:名牌服饰、皮包、珠宝等。

另一份针对中国14个城市1千多家奢侈品购物场所进行的调查也显示,中国人今年的奢侈品消费已经占全球奢侈品市场的百分之27,约相等于1千450亿美元。

调查报告指出,中国消费者的奢侈品花费,已经超越其他国家,成为奢侈品行业发展的动力。

报告也说,中国的经济增长步伐放缓,加上政府严厉打击腐败行为,影响了当地的送礼习俗, 导致今年的奢侈品需求稍微下降。不过,不断扩大的富有中产阶级,将带动奢侈品行业的未来发展。

After a long, lucrative career writing financial self-help books and giving seminars, “Rich Dad Poor Dad” author Robert Kiyosaki has filed for bankruptcy for one of his companies after losing a $24 million court judgment.

Kiyosaki’s Rich Global LLC filed for bankruptcy after being ordered to pay nearly $24 million to the Learning Annex and its founder and chairman, Bill Zanker.

US District Judge Shira A. Scheindlin in April ordered Rich Global to pay up $23,687,957.21 after a jury ruled Kiyosaki must give the Learning Annex a percentage of his profits after using their platform for speaking engagements, including a 2002 gig at Madison Square Garden. Rich Global filed for bankruptcy in Wyoming on Aug. 20.

Zanker told us, “I took Kiyosaki’s brand and made it bigger. The deal was I would get a percentage, and he reneged. We had a signed letter of intent. The Learning Annex is the greatest promoter. We put his ‘Rich Dad’ brand on a stage. We truly prepared him for great fame and riches. But when it was time for him to pay up, he said ‘no.’ ” This has taken years in court. I won even more money than I asked for from the jury, then he declared corporate bankruptcy. Oprah believed in him, and Will Smith believed in him, but he didn’t keep his promise to us.”

Kiyosaki published “Rich Dad Poor Dad” in 1994, and has since written 11 other books. He now does business through as many as 10 corporations.

Mike Sullivan, CEO of Kiyosaki’s Rich Dad Co., told us that Kiyosaki, said to be worth $80 million, was still doing very well thanks to investments in other companies: “The dealings we had with Learning Annex were with a company that hasn’t been in business for a number of years . . . I am not surprised Learning Annex is upset and angry, the money doesn’t exist in that company, and we can’t bring money out of the group.

“Robert and [wife] Kim are not paying out of personal assets. We have a few million dollars in this company, but not 16 or 20. I can’t do anything about a $20 million judgment . . . We got hit for what we think is a completely outlandish figure.”
