Sales of new private homes down 31.4% in November
Posted 15 Dec 2016 12:50 Updated 15 Dec 2016 22:46

SINGAPORE: Private property developers saw lacklustre sales in November, with the number of new units sold falling 31.4 per cent from the previous month, figures released by the Urban Redevelopment Authority (URA) on Thursday (Dec 15) showed.

Excluding executive condominiums (ECs), 860 new private homes were sold last month, down from the 1,253 units sold in October. Including ECs, 1,110 units were sold, down from October’s 1,542 units.

Property developers launched a total of 1,363 units in November, fewer than the 1,467 units put up for sale the previous month. The bulk of the units were from the Queen’s Peak development in Queenstown, which launched 736 units and sold 271, and the Parc Riviera project in West Coast, which launched 200 units and sold 128.

涂健强 报道 thorkk@sph.com.sg

The Inland Revenue Authority of Singapore (IRAS) reviews the Annual Values (AVs) of properties annually to ensure that they reflect prevailing market rentals. Property tax is a tax on property ownership and it is payable on all properties regardless whether the property is rented out, owner-occupied, or left vacant. Property tax is computed on AVs, by multiplying the AV of the property with the relevant set of progressive property tax rates for residential properties. The concessionary ‘Owner-Occupier Residential Tax Rates’ is applied on owner-occupied residential properties while the ‘Residential Tax Rates’ is applied on non-owner-occupied properties (Refer to Annex 1).

Simplified e-Service to Check Property Tax Payable New!

Property owners can use a new e-Service - ‘e-Property Tax Balance’ – to check if there is any tax payable on their properties and whether the current payment mode is by GIRO. Property owners simply enter the property tax reference number or property address and the NRIC of any of the owners to find out the property tax payable.

Pay Your 2016 Property Tax by 31 Jan 2016

Property tax has to be paid by 31 Jan 2016. IRAS encourages property owners to join GIRO to enjoy up to 12 interest-free monthly instalments or opt for a one-time deduction. Taxpayers who have bank accounts with DBS/POSB, UOB or OCBC can apply for GIRO via Internet Banking and receive instant approval.
A 5% penalty will be imposed on property owners who fail to pay or have not arranged to pay their tax by 31 Jan 2016. Property owners facing financial difficulties are advised to contact IRAS at 1800-356 8300 before the due date to discuss a suitable payment plan.

Prices for 4-room and 5-room flats fell while prices for 3-room and Executive flats rose.

POSTED: 05 Nov 2015 12:16 UPDATED: 05 Nov 2015 12:57

SINGAPORE: The resale prices of Housing and Development Board (HDB) flats were unchanged month-on-month in October, the Singapore Real Estate Exchange (SRX Property) said on Thursday (Nov 5).

The resale prices for 3-room flats and Executive flats rose by 0.7 and 0.9 per cent, respectively, while the resale prices for 4- and 5-room flats fell 0.8 and 0.1 per cent, respectively.

Overall, prices have declined 2.6 per cent from the same period a year ago and 11.7 per cent from the peak in April 2013, SRX Property said.

A total of 1,745 HDB resale flats were sold last month, a 16 per cent rise from the 1,504 transacted units the previous month. Compared with a year ago, resale volume was up 12.4 per cent, SRX Property said.

The overall median Transaction Over X-Value (TOX), which measures whether people are overpaying or underpaying SRX Property’s estimated market value, was S$1,000 last month.

For HDB towns with more than 10 resale transactions, Bishan reported the highest median TOX of S$15,000, followed by Queenstown with S$7,000. The lowest median TOX were in Central Area and Hougang, at negative S$17,000 and negative S$5,500, respectively.

First EC project after raised income ceiling rules opens for bookings at Yishun

First EC project after raised income ceiling rules opens for bookings at Yishun

The project at Yishun Street 51 is going at around S$750 per square foot, and the developer says about 20 per cent of its units have been sold as of 5pm.

By Lip Kwok Wai
POSTED: 26 Sep 2015 20:35 UPDATED: 26 Sep 2015 23:58

SINGAPORE: The first executive condominium (EC) project to be launched since the Government raised the qualifying income ceiling from S$12,000 to S$14,000, opened for bookings on Saturday (Sep 26).

Called Signature at Yishun, the project's developer said about 20 per cent of its units have been sold as of 5pm.

"There are buyers whose income is more than S$12,000. The percentage I would estimate is 20 per cent of our total sales,” said JBE Holdings CEO Patrick Lam. “This year is Singapore's SG50 celebrations. We wish to assist buyers to achieve their dream home at affordable prices."

The project at Yishun Street 51, had received 507 online applications. There are 525-units on offer, and the developer said the bulk of the apartments sold are three and four room units. Two-room flats are also available.

The project is going at around S$750 per square foot (psf), lower than the average of about S$800 psf for other ECs.

While the developer said the response is encouraging, one analyst suggested the application rate of just under one buyer per unit is a "clear indication" that the market is weak, considering the price and the fact that income ceilings have been raised by about 16 per cent.

Century 21 CEO Ku Swee Yong said: "Perhaps the market is weak partly due to the global environment and stock market, the currency situation not being very favourable. But some of the buyers may also be concerned about interest rates that are continuing to rise as well as their employment security.

“Furthermore, in the next few months we can expect a few more EC launches, plus the existing launched but unsold stock of about 4,000 over units. I think that will allow buyers to go around Singapore to look for whatever is the most suitable.”

Another EC project in Yishun - The Criterion - also began online applications on Thursday.

95% of Jurong EC snapped up on first day of sales

95% of Jurong EC snapped up on first day of sales

Lake Life is the first executive condominium project in Jurong in 17 years. Out of the 546 units, 521 have been sold.

SINGAPORE: The first executive condominium (EC) project in Jurong in 17 years opened for booking on Saturday (Nov 8), and it has already sold 95 per cent of its units - 521 units. This makes Lake Life EC the project that sold the most number of units on the first day of sales since June last year.

Sales of the project crossed the 50 per cent mark by noon. By 4pm, 446 units were snapped up.

Its developer said the "overwhelming response" is likely due to the project's location - at Jurong Lake District, and recent announcements by the government to further develop the Jurong area.

Two buyers Channel NewsAsia spoke with are HDB dwellers living in the vicinity. They said in addition to location, price was also a key consideration.

Prices of the 546-unit development average S$857 psf, lower than the earlier indicative prices of S$880 to S$890 psf, with a two-bedroom unit going for S$685,000 on average.

"In terms of the price per square foot, I think this was quite attractive compared to the private developments - I think about 25 to 30 per cent less compared to the other private developments that we saw,” said buyer Nilesh Jadha, who currently owns a five-room HDB flat.

"We love Jurong, we have been staying here for many years and this is the first EC project after 17 years,” said another buyer, Bryan Loh. “We also looked around at other private properties but they are overpriced. I think this EC is the right price for us to buy and stay."

The next EC in Jurong will be launched after the first quarter of next year. It is located at Westwood Avenue, near Nanyang Technological University.

Lake Life EC priced below indication despite strong interest

Lake Life EC priced below indication despite strong interest

TODAY reports: The executive condominium has been priced at an average of S$857 per square foot (psf), below the indicative pricing of S$880psf to S$890psf.

SINGAPORE: Lake Life, the first executive condominium (EC) offering in Jurong in 17 years, has been priced at an average of S$857 per square foot (psf) for the 546-unit project, well below the indicative pricing as its developers seek to secure demand amid stricter financing rules.

The consortium of developers led by Evia Real Estate had earlier said units at Lake Life EC could be priced at S$880psf to S$890psf amid strong interest in the project. However, after analysing the profiles of its 1,853 e-applicants – a record high for an EC development – it found that the purchasing ability of the potential buyers was lower than expected.

“Most developers would target at least a 10 per cent margin, but then today we have the MSR (Mortgage Servicing Ratio), and looking at the buyers’ income levels and ability to borrow, I’m very reluctant to cross S$1.1 million for most units,” Evia’s managing partner Vincent Ong said on Thursday (Oct 30).

“There’s also the risk that there’s still a lot of stock in the market – for private units, BTO (Build-to-Order) flats and ECs. I could have taken the position to price higher after receiving a record number of applications, but after our calculations, we have to price with buyers’ affordability in mind,” he added.

Mr Ong said the price level translates to a margin of about  6 per cent. The consortium paid S$272.84 million in July last year for the 217,298sqft site at Yuan Ching Road/Tao Ching Road that Lake Life sits on. At about S$418 psf per plot ratio, it is the most expensive EC land to date.

Several months after the record bid, the government announced in December last year that EC purchases would be subject to the 30 per cent MSR cap, a rule that many property analysts said would hit demand for the hybrid public-private homes.

Lake Life’s show flats will open on Saturday and Mr Ong hopes to secure buyers for at least half of the units on offer this weekend.

“While Lake Life is on the higher end of the spectrum, its lower selling price as compared to that of a private condominium means buyers will stand to reap even more returns in the future when taking into account the anticipated appreciation in market value when the EC is fully privatised,” he said.

New EC to be launched at Woodlands Ave 5

New EC to be launched at Woodlands Ave 5

Bellewoods is the first Executive Condominium to be launched after the Government introduced a sale restriction rule in January last year.

SINGAPORE: A new Executive Condominium (EC) along Woodlands Avenue 5 will be launched soon. Bellewoods is the first EC to be launched after the Government introduced a sale restriction rule in January last year.

Under the rule, developers of EC sites can only launch them for sale 15 months from the date of award of the sites or after the physical completion of foundation works, whichever is earlier. Potential home owners can apply for a unit at Bellewoods online starting Sep 27.

Construction of the new EC has already begun. It will be located near the upcoming Woodlands South MRT station along the Thomson-East Coast Line. Developers expect Woodlands to be a vibrant place as the Government has earmarked it as a regional centre.

The property market has cooled down after the authorities introduced measures to ensure home owners are more prudent with their purchase. However, the EC developer is confident there will still be a good demand for ECs. Mr Donald Ng, Senior Marketing Manager at Qingjian Realty said, "We will go through a slower process, because of all these financial regulations in place. There is a drop, but between an EC and a condo, there is still a difference.

“For condos - most of the prices are starting above S$1,000 per square foot (psf). And for ECs, it's hovering on average at about S$780 to S$800 psf, so for the EC buyers, there is still about a 20 per cent difference in terms of price per square foot."
