S$200m logistics hub breaks ground at Jurong West
S$200m logistics hub breaks ground at Jurong West
By Millet Enriquez | Posted: 07 December 2012 2224 hrs
SINGAPORE : A S$200 million logistics hub broke ground at Jurong West on Friday.
Named Supply Chain City, the facility is the brainchild of logistics firm YCH.
Apart from serving as its headquarters, the facility will also cater to other companies needing logistics space.
YCH is transforming a 6.5-hectare area in western Singapore to build its new home come 2014.
It will house a five-storey warehouse, a first-of-its-kind automated material handling system and eight floors of offices.
Supply Chain City is going to be a modern hub that rivals YCH's facilities in India and China.
This is in anticipation of booming demand for logistics and creating an ecosystem for the industry.
Robert Yap, chairman and CEO of YCH Group, said: "The community will include even the other logistics players and also the logistics or supply chain experts from all our customers.
"We hope that Supply Chain City will be where all the next generation, the new supply chain innovations come from."
Singapore's logistics and transport sector employs more than 200,000 workers and is facing a serious labour crunch.
Some S$42 million has been set aside by the government for the sector, through the National Productivity and Continuing Education Council (NPCEC), to raise its productivity and improve training.
To date, around 50 logistics companies have benefited from the roll-out of the five-year productivity roadmap, since March this year.
Deputy Prime Minister and Minister for Finance, Tharman Shanmugaratnam, said: "There will be more strong logistics companies including...very small players that we are now nurturing through SPRING and IE Singapore. And the government is ready to support your growth and aspirations in this next phase of our economic development."
Experts have said big brands in the West are moving their warehousing and distribution to bring products closer to regional markets.
As Asia remains a centre for manufacturing, more companies will likely continue heading East.

More Asian banks looking to capital markets to boost profits: ADB
More Asian banks looking to capital markets to boost profits: ADB
By Lynda Hong | Posted: 07 December 2012 2229 hrs
SINGAPORE: More banks in Asia are cutting their lending businesses and mobilising their liquidity in the capital markets to boost profits, said the Asian Development Bank (ADB).
ADB said banks in the past few months have opted to take more risks, such as investing in financial markets, derivatives and securities.
"If you run a bank and you raise the funds not through the core source of funding, which is deposit, it can affect your behaviour in terms what you do with the asset side," said Iwan Jaya Azis, head of the Office of Regional Economic Integration (OREI) at ADB.
More companies are also choosing to raise more funds by tapping the bond market, said experts.
"We are still a bank dependent economy. The banking sector is still the biggest financial sector in the economy. But since 2003, we have seen the bond market in this part of the world growing very fast and of course as it grows fast it is exposed to global uncertainties," said Senior Economist at AMRO Reza Siregar.
To grow Asia's corporate bond market, experts say improvements on financial infrastructure, transparency and ratings should be made.
So far, the corporate bond market has grown faster than sovereign bonds.
However the ADB notes that some Asian countries are still lacking social infrastructure in education and nutrition.
This will raise the need for more sovereign bonds in the coming years.

Retail rents narrowing between suburbs and Orchard Road, say analysts
Retail rents narrowing between suburbs and Orchard Road, say analysts
By Wong Siew Ying | Posted: 07 December 2012 2038 hrs
SINGAPORE: Renting retail space at a suburban mall these days may not be very much cheaper than renting one at Orchard Road, say analysts.
Colliers International said the gap between prime retail rents in the two segments have narrowed from 17 per cent in 2009 to 12 per cent this year.
Demand for retail space in suburban malls will continue to be strong, say analysts, citing the improving quality of suburban malls.
Rentals of prime space along Orchard Road are now only 12 per cent higher than neighbourhood malls, at about S$34 to S$37 per square foot on average.
Analysts expect rentals to stay fairly resilient in 2013, even though over two million square feet of retail space is set to come on stream.
Among them, over 400,000 square feet of space will be located in Orchard Road, with the rest located in suburban areas like Jurong.
"So many new international brands are coming in because they see Singapore as a gateway to the growth regions. Landlords will definitely not come down on rent when you get these names coming in," said Charles Ng, director of Retail Services at Colliers International.
Analysts also said that competition in the retail sector will be keen with newer malls in the market.
However they added that landlords should not have much problems finding tenants as the total vacancy rate is still at a healthy 6 per cent island wide.
Analysts have also pointed out the huge potential for growth in rental and capital value in Jurong East.
"The two new buildings, Jurong Gateway and Jem, will be seeing some relocation of jobs from Shenton Way into Jurong East… You are adding another 10,000 workers there. Within the next three years, the Jurong East retail scene will be significantly changed," said Ku Swee Yong, CEO of International Property Advisor.
Overall, analysts expect rentals of retail space in Singapore to fall by between 1 per cent and 3 per cent this year, compared to 2011.

Two China workers charged with criminal trespass
Two China workers charged with criminal trespass
By Alice Chia | Posted: 07 December 2012 1957 hrs
SINGAPORE: Two workers from China who sat on top of two construction cranes for hours on Thursday have been charged in court with criminal trespass.
Zhu Guilei, 24, and Wu Xiaolin, 47, were offered bail of $10,000 each.
As of 9.30pm, Channel NewsAsia understands that they have not been bailed out and are held in remand at Changi Prison.
They said in court that they intend to claim trial but won't be engaging counsel.
Both men will be back in court on December 12 for a pre-trial conference.
The two are accused of unlawfully remaining on the cranes for about nine hours at a worksite at Jurong Port Road with intent to alarm the project manager of their employer with threatening behaviour.
The maximum penalty for criminal trespass is three months' jail and a fine of $1,500.
Meanwhile, the Ministry of Manpower Ministry said its checks have shown that the two workers did not have any salary owing to them.
An MOM spokesperson said the salary dispute between the employer and the two workers was also resolved not long after they were brought down from the cranes.
After the workers were brought down, MOM said one of its officers asked why they had not gone back to the Ministry with their supporting documents to substantiate their claims.
To this, one of the workers is said to have told the officer that going to MOM to lodge claims was "troublesome".
It has been reported that the two workers had gone to the Ministry a day earlier to claim they had outstanding salaries owed to them.
However, MOM officers told them to return with necessary documents to support their claims, so that the issue could be investigated.
MOM said it is also investigating whether the company has breached any statutory provisions under the Employment Act.
