Sales of new private homes down 31.4% in November

SINGAPORE: Private property developers saw lacklustre sales in November, with the number of new units sold falling 31.4 per cent from the previous month, figures released by the Urban Redevelopment Authority (URA) on Thursday (Dec 15) showed.

Excluding executive condominiums (ECs), 860 new private homes were sold last month, down from the 1,253 units sold in October. Including ECs, 1,110 units were sold, down from October’s 1,542 units.

Property developers launched a total of 1,363 units in November, fewer than the 1,467 units put up for sale the previous month. The bulk of the units were from the Queen’s Peak development in Queenstown, which launched 736 units and sold 271, and the Parc Riviera project in West Coast, which launched 200 units and sold 128.

Prices for 4-room and 5-room flats fell while prices for 3-room and Executive flats rose.

SINGAPORE: The resale prices of Housing and Development Board (HDB) flats were unchanged month-on-month in October, the Singapore Real Estate Exchange (SRX Property) said on Thursday (Nov 5).

The resale prices for 3-room flats and Executive flats rose by 0.7 and 0.9 per cent, respectively, while the resale prices for 4- and 5-room flats fell 0.8 and 0.1 per cent, respectively.

Overall, prices have declined 2.6 per cent from the same period a year ago and 11.7 per cent from the peak in April 2013, SRX Property said.

A total of 1,745 HDB resale flats were sold last month, a 16 per cent rise from the 1,504 transacted units the previous month. Compared with a year ago, resale volume was up 12.4 per cent, SRX Property said.

The overall median Transaction Over X-Value (TOX), which measures whether people are overpaying or underpaying SRX Property’s estimated market value, was S$1,000 last month.

For HDB towns with more than 10 resale transactions, Bishan reported the highest median TOX of S$15,000, followed by Queenstown with S$7,000. The lowest median TOX were in Central Area and Hougang, at negative S$17,000 and negative S$5,500, respectively.

As of 5pm Tuesday, the Housing and Development Board has received only 82 applications for 230 two-room flat units from the Build-To-Order projects announced in May.

SINGAPORE: As of 5pm Tuesday, the Housing and Development Board has received only 82 applications for the 230 two-room flat units from the Build-To-Order (BTO) projects announced in May.

For example, at Spring Haven in Jurong West, there were 45 applications for 90 two-room units.

Meanwhile, the three-room and four-room units were oversubscribed.

The most popular out of the eight projects on offer are the three-room and four-room units in Hougang where there were more than three applicants for each unit.

HDB has received 4,172 applications for the 4,900 units offered in the May 2013 BTO Exercise.

Analysts Channel NewsAsia spoke with said the government had stopped building two-room flats for at least 10 to 20 years.

During the last two years, it resumed supply to provide for the low-income households.

Next month, singles above the age of 35 and earn up to S$5,000 a month will be allowed to buy new two-room BTO flats.

Analysts said this will prevent the oversupply of two-room flats but whether such flats will be popular with singles is still unknown.

Meanwhile, flats under the Sale of Balance Flats (SBF) exercise have seen stronger demand.

A total of 3,100 units are on offer, including those in mature estates like Bukit Merah and Queenstown.

As of 5pm on Tuesday, there were about five applicants for each flat on offer.

The two units at the iconic Pinnacle@Duxton drew the most number of applications.

There were 330 applicants vying for the unit that is equivalent to a five-room flat while 152 applications have been received for the other unit which is similar to a four-room unit.

The deadline for applications under the HDB's BTO and SBF exercises for May will end on June 5.

SINGAPORE: More five-room resale flats have been sold above the S$900,000-mark, especially in estates like Redhill, Queenstown, Toa Payoh and Marine Parade.

A 10-year-old flat measuring 1,184 square feet at Block 23 Jalan Membina, near Tiong Bahru MRT station, was sold for S$945,000.

This means that its price of S$800 per square foot is similar to suburban executive condominiums but half the price of private condominiums in the area.

According to the HDB, just in the first two months of this year alone, 10 resale flats were sold for more than S$900,000 each.

And, the Singapore Real Estate Exchange said prices have risen by 5 per cent in the past year.

Senior manager for training, research and consultancy at DWG, Lee Sze Teck, attributed the high prices of these resale flats to them being in "mature estates (where) the BTO supply is limited. Also, because of the high private property prices in these areas."

"We expect the resale market to remain stable, because the government is going to build a lot more BTO flats. We only expect resale flat supply to increase in the second half of 2013," he said.

明年全年的预购组屋供应量为至少2万个,建屋局将在必要时,调整供应量以应付需求。

建屋发展局明年一月将推出3千3百多个预购组屋,地点位于宏茂桥、蔡厝港、后港、加冷黄埔、淡滨尼和义顺。

明年全年的预购组屋供应量为至少2万个,建屋局将在必要时,调整供应量以应付需求。

建屋局今天推出今年内最后一批的预购组屋供公众申购。这6千4百多个单位,坐落在蔡厝港、盛港、勿洛、女皇镇和大巴窑。

其中,蔡厝港的三房式组屋,在扣除了购屋津贴之后,最低售价只有11万1千元;四房式组屋最低售价则为22万8千元。

有意申购最新一批预购组屋项目的公众,可以从今天起提出申请,截止日期是下星期二。

SINGAPORE: HDB launched seven Build-To-Order (BTO) projects on Wednesday, offering 6,463 new flats in two non-mature towns (Choa Chu Kang and Sengkang) and three mature towns (Bedok, Queenstown and Toa Payoh).

With this launch, the total BTO flat supply in 2012 will reach 27,084 units. This will be the largest BTO supply in a year since the BTO system was introduced in 2002.

Together with another 7,153 balance flats offered earlier in the March and September 2012 Sale of Balance Flats (SBF) exercises, HDB has launched a total of 34,237 new flats in 2012.

In January 2013, HDB will offer about 3,320 BTO flats in Ang Mo Kio, Choa Chu Kang, Hougang, Kallang Whampoa, Tampines and Yishun.

HDB is planning for at least 20,000 BTO flats in 2013.

First-timers will continue to enjoy priority flat allocation with at least 95% and 85% of the BTO flat supply (excluding Studio Apartments) set aside for them in mature towns and non-mature towns respectively.

The Multi-Generation Priority Scheme (MGPS) will be available to those applying for flats at Fengshan GreenVille, Ghim Moh Edge and Toa Payoh Crest.

Elderly flat owners in Bedok, Queenstown and Toa Payoh will also enjoy doubled balloting chances under the Ageing-In-Place Priority Scheme (APPS) when they apply for a Studio Apartment in Fengshan GreenVille, Ghim Moh Edge and Toa Payoh Crest.

Eigible first-timer households can also enjoy up to $60,000 of housing grants comprising Additional CPF Housing Grant ($40,000) and Special CPF Housing Grant ($20,000).

Inclusive of these grants, 3-room flats will be priced from as low as S$111,000 and 4-room flats from S$228,000. This will help young couples buy their first home (See table below).

A FOUR-ROOM Queenstown HDB flat has sold for $653,000, setting a new record for price per sq ft (psf), amid continuing red-hot demand for resale flats.

The buyers, a male Indonesian permanent resident and a Singaporean woman, could have bought a condominium unit in an outlying area for the price.

But they were won over by the location, just five minutes walk from Queenstown MRT station, and on the top, 40th floor of the block, with unblocked views of greenery from all windows.

A FOUR-ROOM Queenstown HDB flat has sold for $653,000, setting a new record for price per sq ft (psf), amid continuing red-hot demand for resale flats.

The buyers, a male Indonesian permanent resident and a Singaporean woman, could have bought a condominium unit in an outlying area for the price.

But they were won over by the location, just five minutes walk from Queenstown MRT station, and on the top, 40th floor of the block, with unblocked views of greenery from all windows.

The four-year-old 969sqft unit at Forfar Heights, Strathmore Avenue, sold for $68,000 above valuation - a level determined by an independent valuer.

This works out to $674 psf, smashing the previous record of $609 psf, achieved in January last year, by about 10per cent.

This may be an unusually high price but resale prices have been moving up.
