 A 1.23 ha plot of land at the junction of Syed Alwi Road and King George’s Avenue will be developed for public housing (please refer to Annex A for the location plan). The land is zoned for residential use in the Master Plan.

2The land comprises mainly vacant State land and a private industrial property at No. 16 King George’s Avenue. To facilitate the public housing development, the Government will be acquiring the private property under the Land Acquisition Act. The Singapore Land Authority (SLA) has gazetted the land affected by the acquisition today. SLA and HDB are in touch with the affected landowner to assist with any queries and concerns.

A residential site at Mount Sophia attracted nine bids at the close of its tender on Tuesday, according to the Urban Redevelopment Authority (URA), with the highest bid submitted at S$442.28 million.

SINGAPORE: A residential site at Mount Sophia attracted nine bids at the close of its tender on Tuesday, according to the Urban Redevelopment Authority (URA).

The highest bid was submitted by a consortium comprising Hoi Hup Realty, Sunway Developments and S C Wong Holdings at S$442.28 million.

This works out to a land price of S$1,157 per square foot per plot ratio (psf ppr).

The top bid is only 0.1 per cent higher than the second highest bid, placed by Fantasia Investment (Singapore) and Singhome (Mount Sophia) at S$442 million.

EL Development submitted the lowest bid at S$284.8 million.

The tender for the 99-year leasehold site was launched on June 28.

The project is located near Dhoby Ghaut MRT Station, the Orchard Road shopping belt and the cultural areas of Little India.

It has a site area of 23,770.5 square metres and maximum permissible gross floor area (GFA) of 35,528 square metres.

In a statement, Colliers International's director of research & advisory Chia Siew Chuin said: "The land parcel is unique, as the government rarely releases for sale, residential sites located in the prime district 9 area."

The site is made up of the former Methodist Girls' School and Trinity Theological College.

Ms Chia adds that "the unique history of the location might also strike a sentimental chord with homebuyers".

At a land price of S$1,157 psf ppr, analysts estimate the break-even cost for the new project to range from S$1,650 per sq ft to S$1,750 per sq ft.

This means when units at the new project are ready for launch, the selling price could start from S$1,900 per sq ft.

SINGAPORE : The first mixed-use development in the west - Hillion Residences - was launched by property developer Sim Lian on Thursday.

The 99-year leasehold private condominium in Bukit Panjang integrates residential living with a retail mall and an air-conditioned bus interchange.

It will be also be linked to the existing LRT station and upcoming Bukit Panjang MRT station in 2015.

The project consists of 546 units, comprising one- to four-bedroom units and penthouses across three residential blocks.

A total of 250 units will be released for sale in Phase One, with a discount of up to 10 per cent for the initial launch.

Since its preview on Monday, 50 per cent of these 250 units have been sold. The preview was open to business associates and buyers who registered their interest early.

Sim Lian said prices start from S$668,000 for a one-bedroom unit, S$886,000 for a two-bedroom unit, S$1,464,000 for a three-bedroom unit, S$1,662,000 for a four-bedroom unit, and S$2,780,000 for a penthouse unit.

The development is also located near schools like CHIJ (Our Lady Queen of Peace) and Zhenghua Primary School

Executive director of Sim Lian Group, Kuik Sing Beng, believes that the development will be attractive to a diverse range of home buyers like "families and HDB-upgraders, singles and retirees seeking convenience and investors seeking to enhance the value of their property portfolio".

Hillion Residences is expected to receive its Temporary Occupation Permit in September 2018.

SINGAPORE: More five-room resale flats have been sold above the S$900,000-mark, especially in estates like Redhill, Queenstown, Toa Payoh and Marine Parade.

A 10-year-old flat measuring 1,184 square feet at Block 23 Jalan Membina, near Tiong Bahru MRT station, was sold for S$945,000.

This means that its price of S$800 per square foot is similar to suburban executive condominiums but half the price of private condominiums in the area.

According to the HDB, just in the first two months of this year alone, 10 resale flats were sold for more than S$900,000 each.

And, the Singapore Real Estate Exchange said prices have risen by 5 per cent in the past year.

Senior manager for training, research and consultancy at DWG, Lee Sze Teck, attributed the high prices of these resale flats to them being in "mature estates (where) the BTO supply is limited. Also, because of the high private property prices in these areas."

"We expect the resale market to remain stable, because the government is going to build a lot more BTO flats. We only expect resale flat supply to increase in the second half of 2013," he said.

SINGAPORE: The government will acquire some of the land in the Tuas industrial estate to build the MRT extension in Tuas West.

Nine commercial buildings in the affected areas have been asked to relocate within two years.

These companies say they are concerned if they have suitable places to move to, and they hope the authorities can help them.

MediaCorp understands that the Singapore Land Authority (SLA) has asked the affected parties to assess the value of their factories and the compensation involved.

One of the affected companies, AnnAik, sits on Pioneer Road. Its board of directors told the company's shareholders that it was served the notice to relocate and that the price of its shares was not affected by the news.

In Tuas West, Liten Logistics Services had cleared out its warehouse as it was planning to renovate it. But now, it will have to change its plans.

SINGAPORE: Four new MRT stations will be built in Tuas in the next five years, offering greater convenience to commuters.

They are part of the S$3.5b Tuas West Extension project first announced under the Land Transport Masterplan in 2008.

Transport Minister Raymond Lim, who visited the Bedok MRT station on Tuesday, also revealed that the Circle Line will be fully open by the fourth quarter of this year.

The Tuas West Extension will be 7.5km long and it will begin after Joo Koon Station. The four new stations are at Tuas along Tuas Road; Tuas Crescent along Pioneer Road; Tuas West near Tuas Avenue 12 and Tuas Link located just outside Raffles Marina Country Club.

Mr Lim said: "When completed, it will improve accessibility and connectivity for people who work in the Jurong and Tuas industrial areas. The Tuas West Extension will help commuters save more than half their current travelling time when they commute to these areas.

"For instance, it takes about 35 minutes to travel by bus from Boon Lay Bus Interchange to Tuas West today. This will take only 15 minutes via MRT when the line is opened."

The project will also see a first in Singapore - the construction of a road viaduct along Pioneer Road that is integrated with the rail extension.

The 4-kilometre long and 3-lane viaduct will run along Pioneer Road to join Tuas South Avenue 3 with a 2.4-kilometre stretch of the road integrated within the rail viaduct. It aims to reduce congestion in the surrounding Tuas West area.

LTA's group director for engineering, Paul Fok, said: "There is going to be a lot of development in the Tuas West industrial area, so there is a need to increase the road capacity going towards the west. This viaduct is actually unique because we are stacking the rail viaduct on top of the road viaduct. That means we are saving quite a lot of land."

But some 49 plots and nine properties will have to make way for the project. The areas affected are along the Pan Island Expressway, Joo Koon Circle, Tuas Road, Pioneer Road, Tuas West Road, Tuas South Avenue 3 and Tuas West Drive.

The Land Transport Authority (LTA) had previous planned for the Tuas West Extension to have only three stations. But after studies were concluded, it decided to include an additional station so that more commuters will be directly served by the MRT system.

The LTA will also be building another much larger MRT depot to cater to more trains that will ply the North-South and East-West lines. Spanning some 26 hectares, the depot will be able to house some 60 trains.

Thirteen more trains will be added for the extension.

There's also good news about the Circle Line. The last stretch of 12 stations from Marymount to HarbourFront - which includes Holland Village and Caldecott stations - will open this year.

Sixteen more trains will also be added to meet an increase in ridership. This will increase the total fleet of Circle Line trains by 40%.

The trains are scheduled to arrive around 2015.

On the safety aspect, LTA says that to date it has completed the installation of half-height platform screen doors on 11 elevated MRT stations.

Two stations - Bedok and Paya Lebar - began operations of the screen doors on Tuesday morning.

LTA says it is on track to complete the installation of the screen doors on the East-West Line by the third quarter of the year and for the North-South Line, by 2012.

SINGAPORE : An SMRT spokesman has said that some 5,000 passengers were affected when an eastbound train service was disrupted on Saturday afternoon.

A passenger had jumped onto the track at Tanah Merah MRT Station and was hit by a train heading towards Pasir Ris.

SMRT said that to maintain services on the East-West line, eastbound trains were turned around at Eunos and Tanah Merah MRT stations, while the middle platform at Tanah Merah MRT Station was used for eastbound train services.

Announcements were made in all stations and on affected trains to inform passengers of the delay and to advise them that the trains may be more crowded.

Normal service resumed at around 3.40pm.

Passengers who were unable to complete their journeys due to the disruption can claim a full fare refund from the Passenger Service Centre in any of the 58 SMRT stations, within the next three working days.

SMRT is assisting the police in its investigation.

Half-height platform screen doors have not been installed at Tanah Merah Station.

So far, they have been installed at Pasir Ris MRT station, as well as Jurong East and Yishun stations.

By 2012, they will be installed in all 36 above-ground MRT stations in Singapore.

SINGAPORE: The Boon Lay extension of the Mass Rapid Transit will start operations on Saturday. The first train will arrive at 5.28 am.

The 3.8 kilometre extension is made up of two new stations — Pioneer and Joo Koon.

It’s the first of many new MRT lines and extensions that will be built from now until 2020.

Speaking at the official opening at Pioneer station on Friday, Transport Minister Raymond Lim said commuters also have a part to play in improving the rail network experience.

He added that gracious and courteous behaviour would help make rides pleasant and comfortable for all.
