    2-room Flexi flat: Elderly application rate refers to the number of Elderly applications divided by 40% of the flat supply. Second-timer application rate refers to the number of second-timer applications divided by 30% of the non-elderly flat supply while first-timer Singles application rate refers to the number of Singles applications received divided by 50% of the non-elderly flat supply. 

    Mature Estates 
    2-room Flexi flat: Elderly application rate refers to the number of Elderly applications divided by 40% of the flat supply. First-timer application rate refers to the number of first-timer applications divided by 95% of the non-elderly flat supply, while second-timer application rate refers to the number of second-timer applications divided by 5% of the non-elderly flat supply. 

    (However, for both non-mature and mature estates, some flats are also set aside for quota-based priority schemes, where HDB does not differentiate between first-timers and second-timers. Strong demand for 4-, 5-room flats at Bidadari
According to data on HDB's website, the five-room units are already more than six times subscribed as of 8.15pm on Wednesday (Nov 18).

SINGAPORE: Demand for four- and five-room flats at Bidadari estate near Toa Payoh has already exceeded supply, just a day after HDB launched its biggest-ever sale of new units on Tuesday (Nov 17).

Of the more than 12,400 flats on sale, more than 2,140 are at Bidadari. They range from two-room flexi to five-room units.

According to data on HDB's website, the five-room units at Bidadari are already more than six times subscribed as of 8.15pm on Wednesday. A total of 948 applications for the 151 five-room units available have been registered.

Considering just second-timer applicants alone, the subscription rate stands at more than 45 times, as there are only 151 five-room units open for application.

Applications for four-room units totalled 1,537, above the 1,229 on offer.

Prices for the Bidadari new flats are higher than those for BTO units in non-mature estates.

Demand for three-room flats was more subdued, with 183 applications for 567 available units.

An analyst Channel NewsAsia spoke with anticipates strong demand for the units at Bidadari. "It has access to various amenities, and is nearby two MRT stations - Potong Pasir and Woodleigh MRT, so definitely it will command a premium in pricing. So as such, because there are not many launches, BTO flats in mature estates, I will expect demand to be good for the Bidadari flats, even despite its sort of premium pricing," said OrangeTee manager for Research and Consultancy Wong Xian Yang.

Applications for HDB's latest round of BTO and balance flats are open till 11.59 pm on Nov 26, and interested parties can apply online any time before then.

Successful applicants will be determined by a computer ballot and not on a first-come-first-served basis.

A total of 12,411 flats are up for sale - 7,061 BTO flats and 5,350 balance flats, including 2,139 units in the first housing projects in Bidadari, said HDB.

SINGAPORE: The "bumper crop" of Housing and Development Board (HDB) flats for sale under the November 2015 Build-To-Order (BTO) cum Sale of Balance Flats (SBF) exercise was launched on Tuesday (Nov 17), the agency announced.

The application period starts on Tuesday, and ends on Nov 26. Applicants can apply for only one flat type or category in one town under either the BTO or SBF exercise.

A total of 12,411 flats are up for sale - 7,061 BTO flats and 5,350 balance flats, including 2,139 units in the first housing projects in Bidadari, said HDB.

The 7,061 BTO flats will be offered across seven projects in the non-mature towns of Bukit Batok, Choa Chu Kang, Hougang, Punggol and Sengkang, together with three projects in the Bidadari estate in Toa Payoh.

HDB will also offer 5,350 balance flats in 11 non-mature towns and 14 mature towns and estates under the November 2015 SBF exercise. These comprise 1,218 units of 2-room Flexi, 1,064 units of 3-room, 2,062 units of 4-room, 959 units of 5-room, 36 units of 3Gen and 11 units of executive flats.

The majority of flats offered under the SBF exercise are reserved for first-timer families, while eligible first-timer singles may also apply for a 2-room Flexi flat in non-mature towns, said HDB.

For the 2-Room Flexi Scheme, HDB will offer 2,093 Flexi flats in Bidadari, Bukit Batok, Choa Chu Kang, Punggol and Sengkang.

The next BTO launch will take place in February 2016, and HDB will offer about 4,150 flats in Bidadari, Bukit Batok and Sengkang.

First batch of flats in new Bidadari estate to be launched this month
Nearly 2,140 flats in three projects in Bidadari will be launched in a Build-To-Order (BTO) exercise in the second half of November.

SINGAPORE: The first batch of Build-To-Order (BTO) flats in the new Bidadari estate will go on sale in the second half of this month.

More than half of the 2,139 flats available – 1,229 units – will be four-room flats. Another 192 will be two-room flats under the Flexi scheme, 567 will be three-room flats and 151 will be five-room units. The flats will be progressively completed from the third quarter of 2019, HDB said.

Located in the central region of Singapore, Bidadari is a new housing area to be developed as part of Toa Payoh town. The estate comprises four districts – Alkaff, Woodleigh, Park Edge and Bartley Heights – spanning 93 hectares of land.

The first three housing projects in Bidadari to be launched in the November 2015 BTO exercise will be in Alkaff district, the largest in the estate.

The first project will be Alkaff Vista, scheduled to be ready by the third quarter of 2019. Located along Upper Serangoon Road, the project will have four residential blocks with varying heights from seven to 17 storeys, comprising 350 units of four-room and five-room flats.

Alkaff LakeView will be completed next, and is expected to be ready in the last quarter of 2019. Located along Upper Aljunied Road, the project will have three 17-storey blocks comprising 531 units of three- and four-room flats.

Alkaff Courtview, also located along Upper Serangoon Road, will be completed in the second quarter of 2020. The project will have six residential blocks of between six and 17 storeys, with 192 two-room flexi flats. Under the Flexi scheme, those aged 55 and above can buy these flats with a lease of between 15 and 45 years in five-year increments.

COMMUNITY IN A GARDEN

Envisioned to be a "Community in a Garden", the Bidadari estate will have features such as a new 10-hectare Bidadari Park and a greenbelt which passes through the estate from Bartley Road to Upper Serangoon Road.

The estate will also be flanked by social and commercial facilities along with pedestrian and cycling networks which aim to provide seamless access to transport nodes.

HDB’s Director of Urban Planning Lim Shu Ying said: “We hope to encourage residents to take on walking and cycling as an alternative form of transport and moving around, rather than a car. We have also planned to have more bike sharing and car-sharing within the estates so that it will be easier for residents who do not own the car to be able to move around as well.”

STRONG DEMAND EXPECTED

The flats in the Alkaff district of Bidadari will be part of the 7,000 BTO flats to be launched later this month, alongside other flats in Punggol Northshore, Bukit Batok, Choa Chu Kang, Hougang and Sengkang.

Property watchers Channel NewsAsia spoke to are expecting strong demand for the Bidadari flats.

"This is the first BTO launch after the raised income ceiling to S$12,000. I believe a lot of buyers have actually been holding back waiting for Bidadari launch, we will expect the take up to be very, very hot,” said ERA Realty’s Key Executive Officer Eugene Lim.

The majority of the buyers are expected to be families and those planning to start a family, he said, adding that the flats are likely to attract those with young children as the estate is located near several reputable schools.

“Even though this was previously a cemetery, there is already a success story in the case of Bishan, where the flats are among the most highly priced in Singapore and highly sought after," Mr Lim said.

Mr Chris Koh, director of estate agency Chris International, said buyers will likely have to pay a premium for the flats due to their central location. He expects prices to be 10 per cent higher than flats in Punggol and Sengkang.

Demand for the two-room flexi flats, which are open to those above the age of 55, will also likely be high, he said.

据新加坡联合早报13日报道,新加坡房地产方面,新加坡建屋发展局将在本月下旬展开大规模组屋销售活动,推出1万2000多个单位,申请时间也因此从七天延长至10天。

这个历来最大规模的组屋销售活动所推出的1万2000个单位,包括7000个预购组屋(BTO)单位和5000个剩余单位。

为了让有兴趣的买家在面对更多组屋选择的情况下,有更充裕的时间考虑和做决定,建屋局把申请时间从一般的七天延长至10天。

该局也强调,组屋销售活动并非“先到先得”,买家有10天的时间考虑并提出申请,因此吁请公众不必急着去申请。所有关于预购组屋和剩余组屋的信息,公众可查询建屋局网页(HDB InfoWEB)。

ERA产业认为,这是建屋局预期这个组屋销售活动将有强劲的需求,因而预先采取的措施。

ERA发文告说,推出的许多组屋单位来自不同的新镇,申请者需要更多时间进行财务规划和比较,来决定所要选购的组屋。“延长(申请时间)将让申请者在经过慎重的考虑之后才做出决定。”

建屋发展局将在本月下半月展开大型组屋销售活动,推出1万2000多个单位,申请时间也将从7天延长至10天。

建屋发展局昨天发文告说,国家发展部和建屋局较早前已宣布将把今年9月和11月的组屋销售活动合并,一次过在11月下半月推出1万2000个单位。


这是为了让更多买家从新的住屋措施中受益,也让国人在组屋地点、类型和价钱上有更多的选择。

这个历来最大规模的组屋销售活动所推出的1万2000个单位中,包括7000个预购组屋(BTO)单位和5000个剩余单位。

为了让有兴趣的买家在更多组屋选择下,能有更充裕的考虑时间来作决定,当局把申请时间从过去的7天延长至10天。

所有关于预购组屋和剩余组屋的信息,公众可查询建屋局网页(HDB InfoWEB)。

ERA产业认为这是建屋局预期这个组屋销售活动将有强劲的需求,因而预先采取的措施。

            The Ministry of National Development (MND) and the Housing & Development Board (HDB) announced earlier that HDB will combine the September and November 2015 sales launches into one mega launch. This is to allow more home buyers to benefit from the recent new policies, and to give flat buyers more options in terms of flat locations, flat-types and prices. The mega launch will be held in the second half of this  month.  It will be the largest sales exercise to-date, with a total of about 12,000 flats offered for sale, comprising 7,000 Build-To-Order (BTO) flats and 5,000 balance flats.

2          To allow prospective flat buyers more time to consider the wide range of flats offered and make an informed decision, we will extend the application period for the mega sales exercise from the typical 7 calendar days to 10 calendar days.

3          All the information on the BTO and SBF flats on offer will be made available on the HDB InfoWEB.  We would like to advise prospective flat buyers to view the details of the flats on offer online via the HDB InfoWEB, at their leisure. They can get the flat details, as well as submit their applications online via the HDB InfoWEB. There is no need for them to make a trip down to HDB Hub.

4          Flat applications are not processed on a first-come-first-served basis.  Flat applicants would have 10 days to consider and submit their applications. They need not rush to put in their applications.

SINGAPORE: The "mega launch" of 12,000 flats for the November Housing & Development Board (HDB) launch will take place in the second half of this month, it was announced on Thursday (Nov 12).

This will be the largest sales exercise to-date, with a total of about 12,000 flats offered for sale, comprising 7,000 Build-To-Order (BTO) flats and 5,000 balance flats. This is as the September launch of BTO flats was delayed to incorporate three new policies announced by Prime Minister Lee Hsien Loong at the National Day Rally in August.

The 7,000 BTO flats will be available in Bidadari, Bukit Batok, Choa Chu Kang, Hougang, Punggol Northshore and Sengkang.

To allow prospective flat buyers more time to consider the "wide range" of flats offered, HDB will extend the application period for the sales exercise to 10 calendar days, up from the usual seven calendar days.

HDB would like to remind flat buyers that they need not rush to put in their applications, as the applications are not processed on a first-come-first-served vasis.

All the information on the flats on offer will be made available on the HDB InfoWEB.

Said HDB: "We would like to advise prospective flat buyers to view the details of the flats on offer online via the HDB InfoWEB, at their leisure.
