Non-landed private home resale prices dip 0.6% from September: SRX Property
A total of 505 non-landed private homes were resold in October, up 9.8 per cent from September, according to latest data from SRX Property released on Wednesday (Nov 11).

SINGAPORE: The resale prices of non-landed private residential units in October dipped 0.6 per cent from September this year, according to latest data from SRX Property released on Wednesday (Nov 11).
Units in the Core Central Region, Rest of Central Region and Outside of Central Region all posted a price drop of 1.1 per cent, 0.5 per cent and 0.4 per cent respectively. Overall resale prices also went down 2.6 per cent, when compared on a year-on-year basis.
Resale volume of non-landed private residential units in October increased 9.8 per cent from the previous month. SRX Property also said an estimated 505 units were resold in October.
However, compared to a year ago, resale volume was flat as a total of 504 units were resold in October 2014.
The median Transaction Over X-Value (TOX), which measures whether people are overpaying or underpaying SRX Property’s estimated market value, was -S$3,000.
For districts with more than 10 resale transactions, District 15 (Katong, Joo Chiat, Amber Road) posted the highest median TOX of S$20,000. The lowest median TOX was in District 14 (Geyang, Eunos) at -S$30,000.

Five Joo Chiat shophouses up for sale
Freehold bids start from S$14 million. The shophouses have a total land area of approximately 7,503.58 square feet.

SINGAPORE: Five adjoining shophouses along Joo Chiat Road were put up for sale on Monday (Sep 14), with the seller seeking bids on a freehold basis in excess of S$14 million.
In a statement on Monday, property consultancy firm Chestertons said that the shophouses, numbered 142, 144, 146, 148, and 150, have a total land area of approximately 7,503.58 square feet.
The site is zoned under "Commercial" in the 2014 Master Plan and has a plot ratio of 3.0, which allows up to a maximum gross floor area of approximately 22,510.74 square feet.
The successful buyer may redevelop the properties and build up to five storeys, as long as the original height of the building and the parts to be conserved are retained, Chesterons said.
Interested buyers can also bid on a 99-year lease basis for the freehold properties to reduce the purchase price, said Chestertons, but added that the vendor "will decide the tenure disposal" after the bidding process is over.
The Joo Chiat area has seen increased interest by investors due to plans to turn nearby Paya Lebar into a sub-regional centre. Upcoming projects in the area include Wisma Geylang Serai, and a 3.9 hectare integrated development by Australian developer Lend Lease and the Abu Dhabi Investment Authority.
Bids for the shophouses close on Oct 8, 2015, at 4pm.

East Coast Rd hotel site up for sale by public tender
The Urban Redevelopment Authority (URA) has launched a hotel site at East Coast Road for sale by public tender.
SINGAPORE: The Urban Redevelopment Authority (URA) has launched a hotel site at East Coast Road for sale by public tender.
The site, which is on the government's reserve list, was triggered for sale on November 6 after a developer had committed to bid at a price of not less than S$160 million for the site.
Under the Reserve List system, a site will only be put up for tender if the developer's minimum bid price is acceptable to the government.
With a gross floor area of about 24,716 square metres, the land parcel is located at the junction of East Coast Road and Joo Chiat Road.
The 99-year leasehold plot also contains the former Joo Chiat Police Station, which shall be restored as part of the future hotel development.
Nicholas Mak, executive director of SLP International Property Consultants, said the site is near Paya Lebar, which is expected to be developed into a commercial hub under the the new Draft Master Plan 2013. This could drive demand for hotel rooms in the area.
But developers will have to retain and restore the two-storey former Joo Chiat Police Station and the gross floor area of that conserved building has to be included as part of the maximum permissible gross floor area.
The government has also stipulated that up to 40 per cent of the maximum permissible gross floor area will be allowed for commercial use such as office and retail space.
Another challenge facing the developer of this hotel is that as the hotel could yield 600 rooms, it would have to provide sufficient parking space.
SLP International expects the site to draw five to 10 bids, which could range from S$250 million to S$266 million.
